What “As-Is” Actually Means When We Say It

By Dom Summers · September 30, 2026

Every cash buyer says “we buy as-is.” Here’s exactly what it means when we say it, and the part most buyers skip: how we get to the number.

What “as-is” means at Offerrite

  • No repairs. Roof, furnace, foundation, a kitchen from 1972: we buy it the way it is.
  • No cleanout. Take what you want. Leave the rest. We handle it.
  • No inspection renegotiation. We walk the house before we make the offer, not after, so the number doesn’t shrink two weeks later.
  • No commission, no fees. We pay the closing costs.
  • You pick the closing date. Next week or in three months.

How we get to the number

A cash offer isn’t magic. It’s a simple formula, and you deserve to see it:

  1. What the house will be worth after it’s fixed up, based on recent sales of similar houses nearby.
  2. Minus the cost of the work: repairs, updates, permits.
  3. Minus the costs of holding and reselling it: taxes, insurance, utilities, and the closing costs and commissions when we sell.
  4. Minus a fair margin for the risk and the work.

We walk you through each line. If a number looks wrong to you, tell us. Sometimes you know something about the house we don’t.

When as-is is NOT your best option

Here’s where we’re different from most cash buyers. If your house only needs cosmetic work, a cash sale might leave money on the table. So we show you two other routes alongside the cash offer:

  • Fix Now, List Later: we fund the renovation, list the house, and get repaid at closing.
  • A straight listing with Tab, who is a licensed PA realtor.

You see all three numbers side by side and pick the one that works for you. Want to see what as-is looks like in real life? Check out our before & after projects.
